Today we’d like to introduce you to Daoud Hussain.
Hi Daoud, thanks for sharing your story with us. To start, maybe you can tell our readers some of your backstory.
My name is Daoud Hussain and I am a first generation Afghan-American. I was born in Los Angeles, CA. I am the youngest of 3 brothers. My family lived in a modest home in West Hills, a neighborhood in the San Fernando Valley. In the early 2000’s my father was exploring his options of finding us a larger, newer home in the Inland Empire. In 2001, remember vividly going on day trips to Moreno Valley, Menifee, Murrieta, Lake Elsinore, and Temecula to look at homes. At the time, our parent’s home in Los Angeles was paid off and my father had a steady income. A realtor had reached out to him and convinced him it was a great time to sell (it wasn’t) and encouraged him to take the first offer they received. She rushed our family home through the sale cycle for the sale price of $295,000. Today that home is worth well over $900,000 and my mother and father still regret that entire experience. What my father had wanted to do was refinance the home and use the equity they had built to buy a newer home in the Inland Empire. But he was poorly advised by this realtor to sell the family home and use the proceeds to move us to Menifee, which he did in late 2002. I was 12 at the time and would spend the next 10 years growing up in Menifee, CA. The experience my parents had with this realtor would later be the catalyst for my entry in the residential real estate industry. After I graduated from UC Riverside (June 2015) , I was on track for Law School when I realized, I had a choice in the matter and got my parent’s blessing to get my real estate license. My father’s only stipulation was that I pursue a career in Commercial Real Estate, and so I did. A cold email to Brian Bielatowicz, IE’s #1 Commercial Retail Broker at Lee & Associates, became my home for 2 years as I learned the ropes. This was between 2015 & 2017. In 2017, my family’s financial situation became dire and I left Lee & Associates to work as an IT Project Manager at Solar Turbines (in San Diego) from 2017-2018. I then worked as a software development project manager at ResMed from 2018-2019 and in January of 2020 I had saved enough to support my parents and go full-time into real estate, this time, residential. I began working as a buyer’s agent and drummed up some deals in late February of 2020. However in March of 2020 – the world basically ended. I had 30k in savings and no deals in the pipeline. But through belief in myself, I kept in touch with all of my leads/clients and was able to open escrow on my first ever solo deals, 2 escrows opened on the same day, June 21st, 2020. I kept at it, sold a friends home in Menifee and then acquired my loan originators license in November for 2020 and closed 11 loans and refinances within a 4 month period while selling homes. I have since left my old brokerage, Capital Property Brokers, to join Big Block Realty and am currently working on bringing on some team members to work with me on my deal flow.
Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
No smooth road is ever the one you tell stories about! The fun is in the obstacles and challenges! Someone once told me – you grow on the outskirts of your level of comfort and that resonated with me. It has most definitely been bumpy. Out of the pandemic, new terms like “Covid-Baby” were coined. I consider my self a “covid-business” (working title LOL). I thought everything would work out so well when I left my six-figure tech job in January 2020. Little did I know in less than 2 months the entire world would shut down. One amazing thing that happened was – the moment the shutdown began, I started a company called Property Pano with a friend and we immediately bought a Matterport camera and started providing 3D scans for realtors and video walkthroughs. Business boomed from April until Late October. But then both of our primary jobs began to get extremely busy, he’s in Credit Repair and I’m a Realtor/Lender so we kinda just let the company die. What was really tough was that first month of March where I would sit in the living room with my brothers, on lockdown and just wonder what’s going to happen. Clients called me to cancel offers, escrows, tours, etc because they had lost so much in the stock market. I thought I was finished. The insane real estate market we are seeing today started budding in late April of 2020 and I was submitting offers for two clients but we were getting beat out by 10-20k. Fast forward a few months in August and September – we’re getting beat out by 50-60k. In January I lost a few deals to offers 100k and 150k over list price.
From January to April of 2021 – I submitted a total of 77 offers across 5 clients. Aggressive ones. We were getting beat out by 1 of two things – All Cash no contingency offers, or no contingency and 10-15% over the asking price. It was a blood bath.
Alright, so let’s switch gears a bit and talk business. What should we know?
In the real estate industry, reputation is everything. I knew from the beginning that if I were to do anything in business, I would have to follow in my parents’ footsteps of being honest and ethical every step of the way. As a realtor and lender – I am able to vertically integrate the home-buying and real estate investment process by having complete control of the purchase and financing aspect of the transaction. In doing so, I am able to provide transparency to all parties, advocacy to all parties, control timelines, and ensure that the deal is going to proceed without issue. Homebuyers can come to me and know how much they qualify for, how quickly the loan can be funded while also get a top-tier negotiator to protect them at every juncture. Homeowners and investors are able to leverage my skill set to maximize their return on investment. I am able to market a property perfectly to maximize sale price for homeowners. For investors I utilize my commercial real estate experience to underwrite investments and insure their ROI is realized.
The beauty of starting your own business is that you get to pick and choose what decisions are made. Sometimes you’re right, sometimes you’re wrong. But if you’re honest and ethical, nobody can blame you for being wrong and you stand out amongst the rest for your honesty.
To put it simply, I am in this business as an advocate and consultant to my clients. Their goals and desires are my absolute priority.
