We recently had the chance to connect with Daniel Fefferman and have shared our conversation below.
Daniel, we’re thrilled to have you with us today. Before we jump into your intro and the heart of the interview, let’s start with a bit of an ice breaker: What do the first 90 minutes of your day look like?
The first 90 minutes of my day are all about setting the tone—physically, mentally, and emotionally. I’m up at 5am every morning. I take the dogs for a walk, then I get in a workout from 5:30 to around 6:15. That early time gives me space to move, clear my head, and start the day with intention.
From there, it’s all about family. I wake the kids up while my wife, Sara, is making sure lunches are packed, backpacks are ready—she’s the real MVP of the morning hustle. We’ve got a rhythm that works. I usually drive the kids to school, which has honestly become one of my favorite parts of the morning. It’s quiet time with them, where we can connect without distractions.
All of this grounds me before the day really kicks in. Real estate is a fast-paced business—it demands clarity, energy, and focus. That morning structure gives me all of that. It keeps me centered so I can be fully present for clients, solve problems, and navigate whatever the day throws my way.
Can you briefly introduce yourself and share what makes you or your brand unique?
I’m Daniel Fefferman, a licensed Broker and founder of Define Real Estate here in San Diego. My journey into real estate was a bit unconventional—I actually started my career in corporate aviation. As a pilot, precision, preparation, and high-stakes decision-making were non-negotiable, and I bring that same level of focus and calm under pressure into every real estate deal I handle.
After years of living out of a suitcase, I realized that it was time to “ground” myself and focus on real estate full-time. What started as a new chapter quickly became a calling. In my first full year, I did over $18 million in sales, and I’ve now helped clients close over $200 million in residential and commercial deals.
What makes Define Real Estate different is our team approach. I work alongside my wife Sara, my partner Jessica, and our tight-knit, in-house staff. We’ve built a boutique firm that feels personal but delivers at a high level. We’re hyper-local, client-focused, and committed to guiding people through what’s often the biggest financial decision of their lives—with honesty, precision, and care.
At the end of the day, it’s not about the transaction—it’s about the people. It’s about helping families find a place to grow, helping investors build smart portfolios, and being a steady, trustworthy guide through the ups and downs of the market.
Right now, we’re expanding our reach, growing our team, and staying laser-focused on delivering service that’s both strategic and deeply human. That’s the kind of business I’m proud to build.
Amazing, so let’s take a moment to go back in time. Who taught you the most about work?
For me, it’s not a “what” but a “who” that taught me the most about work—my dad. He’s an accountant, but not just any accountant. He holds a PhD in Tax from USC and started his own practice back in 1981. Over the years, he’s built a client base of over 10,000 people, and what’s wild is that I regularly bump into his clients all the time. And without fail, they tell me how much they love him—not just for what he does, but for how he does it.
His work ethic is next-level—borderline workaholic, sure—but it’s always grounded in service. He leads with a mindset of gratitude and shows up for people with consistency and care. Watching that growing up, I learned early on that real work means doing things the right way, even when no one’s watching. It means taking your responsibilities seriously and always putting people first.
That influence definitely shaped how I approach my own career. While my dad went above and beyond in his education, I’ve carried that same mindset into my real estate practice by earning my Broker’s license—a step most agents never take. For me, it was about raising the bar, deepening my knowledge, and holding myself to a higher standard for the people who trust me.
I try to lead with the same values: be reliable, be helpful, and always operate from a place of service. My dad’s example laid the foundation for everything I believe about how to build something meaningful and lasting.
If you could say one kind thing to your younger self, what would it be?
If I could say one kind thing to my younger self, it would be: Take the risk—you’ve got nothing to lose.
After college, I had chances to move away, explore new cities, and really stretch myself—but I stayed in San Diego because it felt safe. It was what I knew. And while I love this city and everything it’s given me, I can see now how those missed chances were really just missed growth.
It wasn’t until later that I finally leaned into real risk—leaving behind a successful career in aviation to pursue real estate full-time. I had a stable flying job, a great trajectory, and a clear path forward. But I knew I wanted something more grounded, more connected to the life I wanted to build long-term. Walking away from that wasn’t easy—but it was absolutely the right call.
Since then, I’ve started my own real estate office and built a team from the ground up… all moves that once felt risky but ultimately created the life and business I have today. So if I could talk to my younger self, I’d say this: don’t play small. The comfort zone might feel safe, but real momentum only happens when you step beyond it.
Alright, so if you are open to it, let’s explore some philosophical questions that touch on your values and worldview. What would your closest friends say really matters to you?
My closest friends would probably start by roasting me for my car racing obsession—I definitely have a thing for speed. But if you asked them what really matters to me, they’d tell you it’s my family, and making sure the people in my world feel looked after.
There’s actually this moment that kind of sums it up. We were driving on the freeway one day and saw this boat just sitting in the slow lane—completely unhitched from the truck towing it. Total chaos. We pulled over, threw on the hazards, and started helping. Turns out their hitch had broken off completely. So I gave them mine. We hitched everything back up, got them patched up enough to get home safely, and I just left them with my number—told them to call me when they were back safe and we’d sort out the hitch later.
That’s the kind of thing my friends would say I just do. No overthinking. If I can help, I help. It’s how I was raised. I learned from my dad how to be a provider—not just for your own family, but for your community. And I’ve carried that into every part of my life. Whether it’s a client in a tight spot, a friend needing backup, or just someone stranded on the side of the road, I want people to feel like they can count on me.
Before we go, we’d love to hear your thoughts on some longer-run, legacy type questions. Are you doing what you were born to do—or what you were told to do?
I’m definitely doing what I was born to do—not what I was told to do.
My dad, on the other hand, took a different path. When he was in college, he actually wanted to become a veterinarian. But his dad had other plans—he told him he was going to be an accountant, and that was that. So my dad chose to be the best darn accountant he could be. And he did it—built a successful practice and created an incredible life for our family.
But my story is different. My parents never told me what to do. They gave me the freedom to explore, to try different things, and to figure out what really lit me up. And I truly believe real estate was made for me. I get to work with people, help them through some of the biggest moments of their lives, and every day brings something new. My brain doesn’t sit still for long—so having a career where no two days are the same is exactly what I need.
So yeah—I wasn’t told what to do. I was trusted to find it. And I ended up exactly where I belong.
