Hidden Gems: Meet Joseph Arendsen of True Local Realty Group | COMPASS

Today we’d like to introduce you to Joseph Arendsen.

Hi Joseph, it’s an honor to have you on the platform. Thanks for taking the time to share your story with us – to start maybe you can share some of your backstory with our readers?
My story is genuinely grassroots, rooted in the simple lessons of hard work and doing right by others, engrained in me by my parents in Vista. Frankly, school wasn’t my passion, but I always had a drive to work and make my own income.

I remember taking Summer jobs at age 12, working in a restauranter when I was 15, but after looking around and who was successful around me I noticed a trend… they were all in Real Estate; that planted the seed.

I got licensed in 2007, 1 year out of high school, and dove headfirst into the deep end. My first transaction was an $84,000 foreclosure—a tiny $540 commission. It wasn’t a windfall, but it was proof of concept and the most money I had ever made. I was hooked on the hustle.

In 2008 everyone was running for the exits, but I saw an opportunity for massive learning. I kept my head down, absorbed every lesson, and was fortunate to find an incredible mentor in Javier Varon, who taught me the foundational principles of a repeatable, successful business.

The next period was an intense run of buying foreclosures for a large fund—jumping fences, scoping out properties for the company and completing over 65 flips in a year! It didn’t just teach me the transactional side of real estate; it opened my eyes to the full ecosystem of development and investment.

I emerged from the downturn in 2011, securing my broker’s license and launching The Arendsen Group. I built success steadily, not overnight, but always with consistency and a focus on our clients. By 2018, I recognized a need to pivot and scale. That led to the strategic rebrand and the move to Compass, launching the True Local Realty Group.

The name says it all: True Local. It’s a nod to my roots and the core of our value proposition. We’ve evolved from selling starter homes to becoming a leader in skyline-defining new development sales, which now accounts for over 30% of our business. But whether it’s a first-time buyer or a major developer, the philosophy remains the same: hyper-local expertise, unwavering dedication, and serving others.

Today, as the founder of a team that closed over $600M and was ranked the #1 medium team in San Diego County 2024, my journey is a testament to what happens when you combine grit, adaptability, and an unshakeable commitment to the community you serve.

Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
No, it has absolutely not been an easy road. To suggest it was smooth would be to erase the grit and hard-won knowledge that define my career. This journey is a testament to resilience, not luck.

The real estate market is extremely competitive and constantly filled with ups and downs. I’ve pretty much seen it all—from getting rejected on the phone hundreds of times, to complex deals falling apart in the final hour.

The Emotional Extreme: This business is not for the faint of heart. I’ve had clients cry on my shoulder in devastation when a dream home slipped away, and I’ve experienced the extreme highs of successfully selling massive, $40 million buildings. Navigating that emotional spectrum requires an even keel and a good head on your shoulders.

The Psychological Edge: Luckily for me, my nearly two decades of experience have allowed me to build a short memory. This is perhaps the most valuable tool I possess. It allows me to compartmentalize the disappointment and keep pushing forward, immediately focusing on the next opportunity, even after all the ‘no’s and setbacks.

The Defining Struggle: Starting in the Storm
My initial struggle was the timing of my entry: I got licensed in 2007, just as the Great Recession was hitting in 2008. While everyone was running for the exits, I chose to lean in. That period wasn’t about getting rich; it was about building an unshakeable foundation in the worst possible conditions. It taught me that real estate is fundamentally a hustle business built on discipline.

Thanks for sharing that. So, maybe next you can tell us a bit more about your business?
True Local Realty Group | Compass, is not just a real estate team; it is an organization built on the principle that superior results stem from genuine, hyper-local expertise and strategic foresight.

What We Do and Specialize In:
While we excel in all facets of traditional real estate, what truly sets us apart and what we are becoming increasingly known for is our specialization in New Construction and Development Sales. This now accounts for a significant and growing portion of our business.

Development Partner: We act as strategic partners for San Diego’s builders and developers, often getting involved from the very beginning. We don’t just sell the homes; we help design and build homes that sell. We provide invaluable market intelligence on consumer preferences, optimal lot usage, and product design, ensuring the project’s success before the first shovel hits the dirt.

The Full Spectrum: This dual expertise means we understand the market from the developer’s rigorous perspective and the consumer’s intimate needs. It’s a deep level of insight that few other teams in San Diego can match.

What Sets Us Apart: The “True Local” Difference:
The name True Local Realty Group is our brand promise, born from my North County roots.

Hyper-Local Depth: We have built a robust team of agents who are true experts in their specific San Diego territories. Our clients aren’t just getting an agent; they are getting a local consultant who knows the markets in and out—which schools are best, which restaurants are thriving, and where the community’s future growth is headed. This is expertise our clients find invaluable.

Resilience and Adaptability: My personal history of thriving through the 2008 downturn has instilled in the team a DNA of resilience and market adaptability. We don’t fear market shifts; we prepare for and strategize around them.

What We Are Most Proud of:
I am most proud of two things:

Our Team Culture: Having pillars like Sarah, Chad, and Marla on the team for five-plus years speaks volumes. They are not just top producers; they are good people with good hearts who embody the commitment to client care.

Can you talk to us a bit about the role of luck?
My motto is the absolute truth when it comes to business: “The harder you work the luckier you get.” I believe luck is never the primary factor in long-term success; it’s a byproduct of vision and persistence.

Creating Good Luck
What people call good luck is actually the compounding effect of strategic hard work. Was landing major development projects “lucky”? No. It was the result of years spent intentionally mastering the build-out process and making the strategic pivot in 2018. Preparedness is the definition of good luck in business. We don’t wait for it; we work tirelessly to create a consistent pipeline of opportunities.
