Today we’d like to introduce you to Mark Pattison
Hi Mark, we’re thrilled to have a chance to learn your story today. So, before we get into specifics, maybe you can briefly walk us through how you got to where you are today?
I’ve always been an entrepreneur at heart, starting in real estate and growing multiple businesses over the years. My journey began with buying, selling, and managing properties, which evolved into building a real estate team and expanding into property management, investing, and development. Along the way, I realized the power of community-driven spaces—places that bring people together, foster connections, and enhance neighborhoods.
PorchLight Coffee was born from that idea. I wanted to create more than just a coffee shop; I wanted a space that blends great coffee with an inviting atmosphere where locals, entrepreneurs, and creatives can gather. The vision extends beyond coffee—our Pacific Beach location will feature a vibrant social setting and host community events.
Everything I’ve built, from real estate to this coffee concept, has been about improving spaces and creating value for people. PorchLight Coffee is an extension of that—offering quality coffee, an elevated experience, and a sense of place in the community.
Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
It definitely hasn’t been a smooth road. PorchLight Coffee has been in the works for over two years, and the process has been anything but simple. We’ve dealt with multiple contractors, architects, and countless revisions to get the vision just right. Navigating permits, build-outs, and unexpected delays has been a challenge, especially while balancing my other businesses.
One of the biggest struggles has been ensuring that every detail aligns with the experience we want to create. It’s not just about opening a coffee shop—it’s about crafting a space that people want to be in, where the design, the atmosphere, and the community all come together. The process has tested patience and persistence, but in the end, it’s all worth it to bring something unique to San Diego.
Appreciate you sharing that. What should we know about PorchLight Coffee ?
PorchLight Coffee isn’t just another coffee shop—it’s a place designed to bring people together. We focus on high-quality coffee, exceptional service, and creating a space where the community can connect, work, and unwind. What sets us apart is our commitment to more than just great coffee. We’re building an experience, blending thoughtfully designed spaces with a welcoming atmosphere.
One of the things we’re most proud of is our unique approach to community spaces. Our North Park location will go beyond coffee, featuring pickleball courts, an outdoor workspace, and a social environment that encourages interaction. We’re not just serving drinks; we’re creating a destination where people want to spend time.
Brand-wise, PorchLight represents warmth, connection, and quality. Whether you’re stopping in for your morning espresso, meeting friends, or looking for an inspiring place to work, we want every visit to feel inviting and memorable. Our focus is on making every detail count—from the beans we source to the atmosphere we create—so our customers experience something truly special.
Before we let you go, we’ve got to ask if you have any advice for those who are just starting out?
For anyone just starting out, my biggest advice is to expect the unexpected and stay persistent. Things will take longer, cost more, and require more effort than you initially planned—but if your vision is strong, it’s worth it. Surround yourself with the right people—contractors, architects, designers, and advisors who understand your goals and can help you navigate the challenges.
One thing I wish I knew earlier is how important it is to remain flexible. You can have the perfect plan, but obstacles will come up—permits, delays, design changes. Instead of getting frustrated, focus on adapting and finding solutions. Also, don’t underestimate the power of branding and creating a great experience. It’s not just about the product; it’s about how people feel when they engage with your business.
Lastly, don’t wait for everything to be perfect before you start. You’ll learn the most by doing, making adjustments, and improving along the way. Stay focused on your vision, but be open to evolving as you go.
