Today we’d like to introduce you to Cade Silva.
Cade, let’s start with your story. We’d love to hear how you got started and how the journey has been so far.
I took the hardest road possible to get to the position I am in today. I got my real estate license when I was 19 years old while I was still attending San Diego State. Everyone told me that no one would use a 19-year-old to buy or sell a house, AND they said 92% of real estate agents drop out of the business within the first two years. I did not care. I knew what I wanted to do. I started selling real estate in the town I grew up in, Tulare, CA. I got my real estate license on July 14, 2016 and in the first six months, I sold four houses. I had an amazing first mentor, Troy Guy who I owe a lot of gratitude for to this day for everything he taught me and did for me when I first started out.
Eight months after getting my license, I decided I wanted to focus in San Diego and did not want to sell in Tulare anymore. The business is a lot more intense in San Diego and I was struggling to get my foot in the door. I went searching for a new mentor and I found one, Jim McInerney who is the man I still work with to this day. He took a 20-year-old with a few transactions under his belt because he believed in me when not too many other people would. He taught me everything I know to this day. I knew I wanted to sell luxury real estate. That’s where my passion was and 95% of his transactions were done in La Jolla. Being 20, I had the odds against me trying to get deals done in La Jolla, but I listened to everything Jim told me today. I started working for Jim August 2017 and my May 18, 2018, I represented a buyer on a purchase for $4.5 million dollars. Since 2018, I have been representing several multi-million dollar properties every year. Jim is no longer just a boss, he is a good friend of mine who I owe so much too; we have each other back which is very rare to find a relationship like we have in the business.
Overall, has it been relatively smooth? If not, what were some of the struggles along the way?
There were several challenges, but the main ones were:
1) My age. It was very hard to get my foot in the door, but once I got several multi-million dollar transactions under my belt, the resistance has become very minimal. My understanding of working with high priced real estate really gives people confidence working with me.
2) High priced listings take a lot longer to sell (usually).
3) Luxury real estate sales usually have more problems in the transaction (emotions typically run higher).
Please tell us more about your work, what you are currently focused on and most proud of.
Company: Jim McInerney Real Estate Team. We are known for several things: First off, we are known for our luxury real estate sales. We hold several record-breaking sales along the coast, whether its highest sale records, price per sq foot records in neighborhoods, etc.
Secondly, we are known for working with investors. We work with several big investors along the coast buying properties to either flip or tear down. If someone is an investor, we are the guys to talk to, especially for coastal tear downs. Thirdly, while our office and focus is in La Jolla and along the coast, we work with people in all price points and locations. I work with first-time homebuyers to the person wanting to relocate. We believe people deserve the best possible service they can find no matter the price point; every client gets a grade A service from us.
If you had to go back in time and start over, would you have done anything differently?
If I could start over, I would have believed in myself more and pushed harder. I was extremely dedicated and worked harder than anyone, but I still as timid and nervous. I would have pushed harder and not of been afraid of rejection. Looking back, it sickens me thinking of the opportunities I lost because I was nervous.
