Meet David Schmidt

Today we’d like to introduce you to David Schmidt.

David, before we jump into specific questions about your work, why don’t you give us some details about you and your story.
I started my career in 1984 in Dallas, Texas with Grubb & Ellis. At that time they were the largest independently owned commercial real estate company in the world. Within months I became head of the Office division with 22 brokers under my watch. I was consistently a top ten producer in Dallas and with two years became a SMC. Senior Management Consultant, 1 of 200 nationally out of 20,000 agents. I was fortunate to sell the famous Cutter Bill on LBJ freeway one of the most visible retail locations in Dallas, I went on to represent Pepsico on a 40,000 SF relocation and Equifax on a 20,000 SF relocation to name a few. IN 1994 I opened The Schmidt Group and in 1997 opened a second office in San Diego, CA. The Schmidt Group represents business owners for commercial leasing or purchase.

Has it been a smooth road?
The struggles are in educating business owners that they should be professionally represented in any lease or purchase negotiation. We have put on many seminars on the benefits of proper representation. Now our focus has shifted a little to purchase rather than lease. Its cheaper than leasing and the tax benefits are fantastic.

We’d love to hear more about your work.
We have pioneered the tenant rep industry in 1984 when I joined Grubb & Ellis. At that time Dallas and Fort Worth over built the cities by 100 million SF of Class A high rise office buildings. They have the tradition, national brokers, trying to lease their space but it wasn’t enough. They need the muscle that independent brokers not associated with the buildings or landlords that could be more objective to bring them, tenants. So the tenant rep business blossomed, developed and matured over time.

Is our city a good place to do what you do?
San Diego is a great city for my business skills. We have a very large millennial population and a good and growing business climate.

Pricing:

  • My fees are usually paid for by the landlords or sellers, free service to our clients. We also provide consulting work at $375 per hour
  • We do consulting at $375 per hour.
