Today we’d like to introduce you to Jim McInerney.
Jim, before we jump into specific questions about the business, why don’t you give us some details about you and your story.
I was working as a Class Action Investigator living in Carlsbad in 2001 with my wife Linda expecting our first daughter. The dot com was exploding, as was the real estate market. I decided to get my real estate license with the idea that I could supplement some income, as the cases were moving slow, and investigation income had become erratic.
I enjoyed my first home sale, and it just naturally developed. Soon after I switched brokerages and moved back to my hometown of La Jolla. I continued to work as an investigator and work as a realtor. Fast forward to 2008, I had three children under five and the financial markets collapsed, the investigation work dropped off and being on commission sales was a very challenging time. I had no choice to adapt to working with banks, REO’s and doing the horrible “short sales”. It was shortly after – approximately that I met my first cash house flipper.
I was hooked immediately and it quickly grew into my passion. I started representing more developers, builders, flippers. As space became more competitive and the rise of “home flipping” shows on t.v. – I decided to move to the upper crest of what I call Luxury Rehab and new constriction in La Jolla.
I know have 80 percent of my business from developers and builders along the coast with an emphasis in La Jolla. I am in the process of launching a new company called Pacific Elevation which will target another agent to submit their rehab candidate properties to me, and we deliver a cash offer, and then build out the home and sell it.
I have a team of five currently and work in the heart of the village of La Jolla on Prospect Street. I love what I am doing. I just help complete www.6638Avenida.com and www.1961ParkviewTerrace.com and consistently ranked in the top 75 agents Countywide.
Has it been a smooth road?
In the crash of 2008, I lost all my savings, lost my home in La Jolla and filed for bankruptcy. Those were very tough times with three kids under five years old, and a horrible real estate market. It took agonizing years to crawl out of it.
Tell us more about the business.
I specialize in Luxury Rehabs and new construction of homes along the coast, specializing in La Jolla. I find the subject property, assemble the team-architect, engineers, designers, contractors, and help my client get the permits issued by the City and then through construction, and then market and sell the finished product.
How do you think the industry will change over the next decade?
Corporate America is trying to seize the realtor’s omissions- think Zillow, Amazon, etc. It has billions of dollars on the table, and companies are trying to eliminate the traditional agent. My niche of being a go to an agent that can handle construction, rehab, rezoning, etc set me apart. A lot of change is happening now with cloud based real estate brokerages.
