Hi Teresa, thank you so much for taking time out of your busy day to share your story, experiences and insights with our readers. Let’s jump right in with an interesting one: Would YOU hire you? Why or why not?
YES, I would absolutely hire me – and in fact, I already have! I’ve been my own repeat client. And while I may not have been the best client the first time around, I vowed to be my own best client and fully follow my own advice when it came to sale prep and strategy with my most recent transaction. It paid off: I had multiple offers in just three days and set a new sales record for that condo complex.

But to return to the core of your question – YES, I’d hire me and here’s why. Just like finding the right home, choosing the right real estate broker is a big decision. I bring a boutique approach, working with only a select number of clients at a time to provide an ultra-curated home buying or selling experience. With 24 years in the business as an agent, broker, investor, and consultant, I bring strategic insight, market expertise, and a track record of results.

My personal standard is built around three things: Reliability, Representation, and Results. That’s the promise I make to my clients – and it’s why I continue to hire myself.

Can you briefly introduce yourself and share what makes you or your brand unique?
I am the broker and founder of VO Properties & Investments, Inc., an independent, boutique residential real estate brokerage serving San Diego County.

At VO Properties, we believe that real estate is more than just a transaction – it’s a powerful tool for building wealth, stability, and legacy. I am a firm believer in the American Dream because I am a product of it. I believe everyone deserves the opportunity to own a home – not just as a place to live, but as a foundational asset that can transform lives and generations.

One of the most beautiful things about real estate is that there’s no one way to do it. Whether you’re buying your first home or building an investment portfolio, I love helping people find the strategy that fits their goals. Right now, I’m focused on helping clients navigate today’s dynamic market with smart, personalized strategies and high-attention service. And I couldn’t be more excited about the possibilities!

Thanks for sharing that. Would love to go back in time and hear about how your past might have impacted who you are today. What was your earliest memory of feeling powerful?
A truly powerful (and one of the best) moments in my life was buying my first home at 20. It was a moment of pure accomplishment. Proof that hard work, sacrifice, and discipline could pay off in something tangible and life-changing. And now, I feel so lucky to be part of the same moment for my clients. To witness the power and joy that comes with buying a first home, building wealth, or simply creating memories in a space that’s truly theirs. It’s an honor to help people step into that power.

If you could say one kind thing to your younger self, what would it be?
“Everything is to be going okay.”

You don’t have to have it all figured out and everything doesn’t have to happen right at this moment. Practice patience. Keep showing up, keep working hard, and trust that the seeds you’re planting now will grow into something bigger than you can even imagine. And be proud of yourself! You’re building a life with purpose, and it’s going to be worth it.

Next, maybe we can discuss some of your foundational philosophies and views? What’s a cultural value you protect at all costs?
Home ownership. Housing affordability and access to entry-level homes are critical to creating real opportunities, building generational wealth, and fostering stability in our communities. I advocate fiercely for protecting and expanding these opportunities because owning a home shouldn’t be a luxury; it should remain a cornerstone of the American Dream. That means we need more homes, more creative solutions, and fewer barriers – including outdated policies and mindsets that block new housing at every turn. Housing isn’t just a market need; it’s a social responsibility.

Okay, we’ve made it essentially to the end. One last question before you go. What are you doing today that won’t pay off for 7–10 years?
I’m focused on helping clients (and myself) build strong real estate investment portfolios, especially first-time investors who are just getting started. Real estate is a long game and patience, strategy, and time pays off.

In California, it’s easy to forget that. We’re spoiled by markets that have historically delivered strong, consistent appreciation; so much so that instant gains can start to feel like the norm. But as we shift into a cooling market, it’s a reminder that real investing isn’t about quick wins. It’s about laying the groundwork today for meaningful payoffs in the years ahead.
