Inspiring Conversations with Greg Kuchan of Compass Real Estate

Today we’d like to introduce you to Greg Kuchan.

Hi Greg, thanks for sharing your story with us. To start, maybe you can tell our readers some of your backstory.
My path to real estate definitely wasn’t a straight line. I graduated college in 2009 right in the thick of the financial crisis. I had just broken my neck wrestling in college, there were zero internships, and honestly, I just wanted to get out of small-town Wisconsin. So, I packed up and moved to Thailand to become a SCUBA instructor, and later lived in the US Virgin Islands teaching sailing and diving.

After three years abroad, I came back to the States, landed in San Diego, and took a job selling roofing. It was hot, grueling work. The real turning point came in 2014 when my mom bought a three-unit rental property in Pacific Beach. She put me on the title to secure an owner-occupied loan and made me the built-in property manager. Going through that transaction completely opened my eyes to the power of real estate.

I never wanted to be a ‘salesy’ guy. My background is entirely in hospitality and high-end vacations. So, I took that luxury, white-glove customer service I learned on charter boats and brought it into real estate. I’m naturally a very extroverted person, and I’ve built my entire business on personal relationships and referrals. My motto is ‘Intentional Process, Exceptional Results.’
Now, over ten years, 200-plus transactions, three brokerages, and experiencing everything from going solo to hiring employees, I’m thrilled to be with Compass. I saw firsthand how making smart real estate purchases slowly leveled up my mom’s life and earnings, and I’m deeply passionate about doing the exact same thing for my clients today.

Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
Has it been a smooth road? Absolutely not. I believe every business has struggles, it’s just the natural process of growing and expanding into new opportunities. But early on, I actually tried quitting at least four different times. I even took the GMAT to go back for a master’s degree, but I quickly realized that every other career path had its own set of obstacles, so I might as well conquer the ones right in front of me.

2018 was probably my lowest point personally and professionally. I was going through a tough breakup, my income wasn’t where I wanted it to be, and I was leaving the very first brokerage I started with. Everything was completely up in the air. But I just put my head down and kept working. The real turning point came between 2020 and 2022. Everything clicked, my business grew rapidly, I went solo, and my professional relationships really started to produce incredible opportunities.

Today, the struggle hasn’t disappeared; it’s just changed. My newest challenge is balancing my business with being a present dad to my 16-month-old son. He’s not a great sleeper, so navigating this high-touch industry on 16 months of slow sleep deprivation is rough! And the day-to-day hits of the business, losing a deal, an offer not getting accepted for a client, still hurt. But with time and perspective, I’ve learned that if you keep moving forward one step at a time and focus on the right activities, the desired results will always come.

As you know, we’re big fans of Real Estate Agent. For our readers who might not be as familiar what can you tell them about the brand?
At its core, my business is about providing comprehensive, personalized real estate planning. As a San Diego based agent with Compass, I help clients navigate everything from buying their first home to selling a legacy property or expanding an investment portfolio.

What I specialize in, and what I think my brand is most known for, is taking a truly holistic approach. I treat my role more like an in house real estate consultant than a traditional salesperson. We use proven systems, real time market data, and industry leading marketing to make the process completely transparent and rewarding.

But if you ask me what really sets me apart and what I am most proud of brand wise, it boils down to one non negotiable rule: I always act in the best interest of the client. I know that sounds incredibly cliché, but I have seen many agents and entire business models that simply do not operate with this one principle in mind. My ultimate goal is always to leave my clients better than how I was introduced to them, even if that means I don’t get paid to do so.

Ultimately, I want people to know that my offerings don’t end at the closing table. Whether we are putting together a captivating narrative to market a property, or I’m helping a buyer navigate asset protection and property maintenance, every step is an intentional process designed to help them build wealth and curate their ideal lifestyle.

Who else deserves credit in your story?
First and foremost, my mom and my family absolutely get the initial credit. Who you are and how you treat people is shaped when you are young, and that foundation has dictated everything I do in business. Today, my wife Jessie and our young son are my ultimate supporters and the driving force behind why I work so hard.

On the professional side, I have been incredibly lucky to learn from some of the best in the business. Early on, I have to credit Jesse Ibanez, the founder of The Green House Group where I first started. He runs a brilliant boutique independent brokerage and was always at the forefront of the industry. He was doing things ten years ago that I see real estate coaches teaching today as if they are brand new concepts.

During my time at Douglas Elliman, I had incredible mentors who shaped how I view the business at a high level. People like Peter Hernandez, who started Teles Properties before it was purchased by Elliman, and Dave Werth, who was an exceptional team leader and coach. I also took a lot of inspiration from the Yost Quesada Team. Watching them operate motivated me to see what running a good team with a great process actually looks like.

But looking at where I am right now, I have to give a massive amount of credit to Izabella Pham, my Director of Brand & Operations. She has completely elevated my process and customer service. More importantly, she has given me my time back. Because of her, I can actually get out in front of clients and still have time to spend with my family. If it were not for Izabella, I would be stuck at the exact same level of business, limiting both my growth and my potential.
